Seriously, if Homeowner’s, Commercial Property owners would take the time to review an agents/Brokers backgrounds and accomplishments before hiring them, it would be much easier for everyone involved.

Lets’ get right to the point. Whether you are selling your home, Commercial Property, or leasing your store or Warehouse you do want someone who knows what they are doing. And as an owner you have the right to ask an agent, or Broker to show you their Resume.  Recent sales, or rentals within the area before attaining them. Just hearing who they work for, or how many agents the office has, or that the agent/broker will place the listing on the Multiple Listing service does not guarantee the success of selling or renting your commercial property.

Whether you own Properties or you are just starting to purchase Investment Properties, the current formula applies in the Queens area generally.

Purchase Price today if you are lucky enough is 13x's Income,and 14x's Yearly Income.

There is no 10x's Income Properties available.

Update- Areas like Bushwick,Williamsburg, Fresh Pond Road/Myrtle Ave., and Astoria Areas have seen record breaking formulas of 20 x's and 22x's Yearly Income.

March 30, 2018* Rates will go up this year on Mortgages.

Secondly before purchasing near a train station, make sure the line will not be scheduled to close down for a year or so for construction improvements. If so, your tenants will look for a new apartment.

Thirdly, In my opinion. certain parts of Middle Village, off Eliot Avenue, pose the safest investment areas. Reason, tenants can walk to Woodhaven/Queens Blvd. to catch 3 different lines of subway transportation. And the safety net for investors, in Middle Village, is the fact that we have 4 Express buses to Manhattan on Eliot Avenue.

Conclusion-Any purchase of 13x's or 14x's income in this area is your best deals in 2018.
